The land on Whitefield-Hoskote Road that the market calls Brigade Granada was bought by Ananthay Properties Private Limited, a subsidiary of Brigade Enterprises Limited. Brigade Enterprises is the developer behind it; Ananthay is the entity that holds the title. Both names matter to a buyer, and the reason why is set out at the end of this page.

Brigade Enterprises Limited

Brigade Enterprises Limited is a publicly listed Bengaluru property company that has been building in the city for close to four decades. It is one of the small group of South Indian developers that operates across every major asset class rather than concentrating on apartments alone, and much of its reputation rests on what it does after handover as much as on what it builds.

Its residential business spans apartments, villas and plotted development across Bengaluru, Chennai, Hyderabad, Mysuru and Kerala. Alongside that it develops and operates commercial and hospitality assets, including the World Trade Center in Bengaluru, the Brigade Tech Gardens and Brigade Tech Park office campuses in the eastern part of the city, the Orion family of shopping centres, and a set of managed hotels. On a mixed-use site where the offices and the retail have to actually function for the homes to be worth what people paid, that operating experience is a real distinction rather than a marketing line.

The financial position

Being listed is the reason this site can state anything factual about the land at all. A listed company has to disclose material transactions publicly, which is how the purchase price, the size of the parcel, the acquiring entity and the scale of the intended scheme all came to be on the record. Nothing about this project reaches the same standard of evidence, and most of what circulates about it reaches nothing like it.

For the current financial year the company has guided to around ₹9,000 crore of residential pre-sales, against a residential launch pipeline of roughly 11.6 million sq ft across its markets. The Whitefield-Hoskote scheme sits inside that pipeline, which is the context for the launch guidance of October to December 2026 given by the managing director on the earnings call of 14 August 2026.

Brigade's activity on the eastern side of Bengaluru is long-standing and easy to verify, which makes it a far better guide to what this developer does than any brochure would be.

Two entries on that list are worth dwelling on. Brigade Cornerstone Utopia at Varthur completed its final residential blocks in January 2026, so a buyer can walk a finished Brigade community on the same arc of the city today and judge the product directly rather than from a page. Brigade Belvedere is the more instructive comparison for this site: same developer, same corridor, registered in March 2026, with a filed size, a filed unit count and a filed completion date. It is exactly what a Brigade project looks like once it has been registered, and it shows what is still missing here.

Brigade is also assembling a separate 39-acre development at Gunjur, in the Whitefield-Sarjapur corridor, with a stated gross development value of about ₹7,200 crore. That is a different parcel on a different road and has nothing to do with the land described on this site. It is mentioned here because the two have been confused in circulation, and the 20.19 acres on Whitefield-Hoskote Road is the whole of this site, not a part of anything larger. Brigade's Old Madras Road communities sit on a third corridor again.

Ananthay Properties Private Limited

Ananthay Properties Private Limited is the Brigade subsidiary that signed the definitive agreement on 3 January 2025 and completed the outright purchase at ₹588.33 crore, announced on 21 July 2025. It is the entity that owns the land.

This is not a technicality. When a Karnataka RERA registration is eventually granted for this site, it will most likely be granted in the name of the entity that holds the land rather than in the name of the parent company. A buyer who searches the register for "Brigade" alone may not find it even after it exists. Search for Ananthay Properties Private Limited as well.

What Brigade has not said about this project

This page would be dishonest if it stopped at the strong parts, so here is the rest.

Brigade has published no project name for this land. Its own website does not list a project on Whitefield-Hoskote Road, and on the earnings call of 14 August 2026 both the company and the analysts on the call referred to it simply as the Whitefield-Hoskote launch. Brigade Granada is a name that circulates in the market, not a name the developer has announced, and the project may well launch under something else.

Brigade has also published no master plan, no floor plan, no unit count, no tower count and no price for this site, and there is no Karnataka RERA registration for it as at 16 September 2026. Every figure of that kind in circulation originates with third-party marketing pages rather than with the developer.

When is possession at Brigade Granada?

There is no completion or handover date. A completion date becomes a binding commitment when it is recorded on a RERA registration, and no registration exists for this project as at 16 September 2026. Any handover year quoted to you today is an estimate with nothing behind it.
