Two of those rows do more work than the rest. Brigade is not new to east Bengaluru. The company has delivered and registered housing across the eastern arc of the city, so this purchase extends a position rather than opening one.

Why This Location Is the Developer's Thesis

The clearest statement of what Brigade wants here is the change in the scheme itself. When the agreement was signed in January 2025 the land was described for a residential project of about 2.5 million sq ft of potential, with a gross development value of about ₹2,700 crore. By the time the purchase completed in July 2025 the same land was described as carrying about 4.2 million sq ft of potential across residential, commercial and retail, with a gross development value of about ₹5,200 crore. Both figures are potential rather than committed area, and they are not two parcels. They are one piece of land and two ambitions for it.

That is the thesis in a sentence: the developer is betting that this stretch will support workplaces and shops and not only homes, and has roughly doubled the value it expects to extract from the land on the strength of that. For a buyer it cuts both ways. A mixed-use scheme brings amenity and footfall that a purely residential one does not, and it also brings construction alongside you for longer, shared access, and neighbours who arrive by the thousand at nine in the morning.

What To Establish Before You Rely on Any Address

Ask for the survey numbers of the land and the approved plan that goes with them, in writing, and check that the address on the agreement is the address you were shown. Once a registration exists it can be checked directly on the Karnataka RERA register at rera.karnataka.gov.in - the registered particulars will carry the land extent and the promoter, and that is the version to trust over any marketing page, this one included. And route the journeys that matter to you yourself, at the hour you would actually make them, from the gate you would actually use.
