The Acquisition In Detail
The transaction reached the public record twice, which is normal for a listed developer: once when it was agreed and once when it closed.
On 3 January 2025 Brigade Enterprises disclosed a definitive agreement for a land parcel on Whitefield-Hoskote Road, Bengaluru, of about 20 acres, to be developed through its subsidiary Ananthay Properties Private Limited.
On 21 July 2025 Brigade disclosed that the acquisition had completed. The parcel was stated at its surveyed size of 20.19 acres, the outright purchase was completed at a transaction value of ₹588.33 crore, and the buying entity was again Ananthay Properties Private Limited.
Three things follow from reading the two disclosures side by side.
It is one transaction, not two. The same road, the same buying entity and the same approximate extent appear in both, with about 20 acres at agreement resolving to the surveyed 20.19 at completion. The two announcements must not be added together into a larger landholding.
20.19 acres is the whole site. Neither disclosure describes this land as an opening stage, a slice or a component of a larger estate. Brigade has filed no staging statement for it and has disclosed no adjoining land on this road that would extend it.
It was bought outright, not taken on a development agreement. The developer owns the land through its subsidiary rather than sharing it with a landowner, which removes one common source of delay and dispute. It does not, by itself, accelerate anything.
Ananthay Properties And Brigade Enterprises
Ananthay Properties Private Limited is the entity that holds this land. It is a subsidiary of Brigade Enterprises Limited, and Brigade named it as the acquiring entity in both the January 2025 and July 2025 announcements.
Holding a large parcel in a dedicated subsidiary is ordinary practice for a developer of this size. It ring-fences the land and the project's financing inside one company, and it is the structure under which a promoter typically applies for registration. The practical point for a buyer is a small but important one: when a registration eventually appears for this land, the promoter named on it may well be Ananthay Properties Private Limited rather than Brigade Enterprises Limited. Do not treat a promoter name that is not the familiar brand as a red flag by itself, and equally, do not accept a registration whose promoter matches neither. The listing is why the facts on this page exist. A listed company discloses material land transactions publicly and takes questions from analysts on its quarterly calls, so the extent of the parcel, the price paid, the buying entity and the intended scheme are matters of public record rather than claims made by a sales team.
The Scheme, And What Development Potential Means
At completion in July 2025 Brigade described the land as carrying development potential of about 4.2 million sq ft, encompassing residential, commercial and retail components, with a gross development value of about ₹5,200 crore.
The earlier announcement of January 2025 described something narrower: a residential project with saleable area of approximately 2.5 million sq ft and a gross development value of about ₹2,700 crore.
The land did not change between the two. The scheme did. The intended use widened from residential-only to a mixed-use development including commercial and retail space, and the stated development value rose with it. If you encounter this project described as purely residential, that is the January 2025 position and it has been superseded.
Both figures are development potential, and the distinction matters more than it sounds. Development potential is an estimate of what a site could support, made by the developer for its investors. Committed area is what a sanctioned plan authorises and a registration records. Nothing here is committed. The 4.2 million sq ft figure is a statement of ambition supported by the developer's own view of the site, not an approved quantum.
It is also worth being clear about what the figure does not contain. About 4.2 million sq ft of potential development across roughly 879,000 sq ft of land describes a dense scheme rather than a low-rise one, and that is the full extent of what the arithmetic supports. It carries no building count, no height, no home count, no unit mix and no amenity programme. Anyone quoting those figures has derived them from something other than a filing.
The Registration Position As At 16 September 2026
There is no Karnataka RERA registration for this land, and no pending application has been acknowledged. Registration has been outstanding for roughly fourteen months since the purchase completed on 21 July 2025, and roughly twenty months since the definitive agreement of 3 January 2025.
We state that with a date because it is a moving position rather than a permanent one, and because the launch guidance puts the change within months rather than years. A registration for this land would appear there before it appears in any brochure.
What The Absence Of Registration Means For Your Protections
Registration is not paperwork. It is the mechanism that converts a developer's intentions into commitments a buyer can enforce, and four specific protections are missing until it is granted.
No filed particulars. At registration a promoter files the land extent, the sanctioned plan, the number of buildings, the number of homes and the specifications. None of that has been submitted for this land, which is why this site publishes none of it.
No filed completion date, and so no compensation clock. The delay remedies a buyer relies on run against the completion date filed at registration. With no registration there is no filed date, nothing for a handover to be late against, and no interest payable for delay.

The Agent-Class Number In Circulation
A registration string containing the segment /AG/ is circulated on marketing pages as though it were this project's RERA number. It is not, and it never was.
An /AG/ code registers a real estate agent. It identifies a broker, not a project, and it carries none of the protections set out above. The particular string being passed around belongs to an agent, has lapsed in any case, and has no connection to Brigade Enterprises, to Ananthay Properties or to this land. We do not reproduce it, because reproducing it is how it travels.
A Karnataka project registration carries a /PR/ segment, names the promoter, and returns a project record with a filed completion date at rera.karnataka.gov.in. Anything that fails those tests is not a project registration.
Launch Guidance
On the company's quarterly results update of 14 August 2026, Brigade's managing director said the Whitefield-Hoskote launch was now looking like a Q3 launch for Bengaluru, meaning the October to December 2026 quarter of the current financial year. The earlier guidance had been for the following quarter, so the timing was brought forward rather than pushed back.
This is the developer's stated intention, given to its own shareholders, and it is the most reliable forward-looking statement available on this project. It is still guidance. It is not a registration, a sanctioned plan, a price or a launch that has taken place, and none of those can be inferred from it.
What it should change for a buyer is the tempo of attention, not the decision. A project guided to launch within the quarter is worth checking the register for monthly. It is not worth paying for in advance.
What Is Not Established
Everything below circulates for this project. None of it appears on any Brigade disclosure or on any filing, and none of it is published on this site in any form, including hedged.
A larger land area. Figures roughly double the filed extent are widely attached to this project, along with a description of it as an opening stage of a bigger estate. The only extent on any disclosure is 20.19 acres, and it is the whole site.
A building count, a storey count and a home count. Several of each are in circulation and they contradict one another. Brigade has disclosed none of them, and none has been filed.
