A price is the last item in a sequence, not the first. Registration comes first, then a sanctioned plan, then declared areas for each unit, and only then an official cost sheet that names the area basis and itemises every charge. None of those steps is on the record for this land.

As at 16 September 2026 there is no Karnataka RERA project registration for this parcel and no pending application. Under the Karnataka rules a project cannot be advertised, marketed, booked or sold until registration is granted. There is a fourth figure that makes the point sharper. When the definitive agreement was announced on 3 January 2025, the same land carried a residential-only scheme of about 2.5 million sq ft with a gross development value of about ₹2,700 crore. The land did not change between January and July. The scheme did. Both sets of figures are potential rather than commitment, and one of them has already been revised once.

You will sometimes see the development value divided by the area to produce a rate per square foot. That arithmetic averages apartments, offices and shops, sold in different years at different prices under different market conditions, into a single number that is not the price of anything a buyer can actually purchase. It is not published here.

The Karnataka Cost Stack - Generic

Two arithmetic points follow from the statutory rows alone. Stamp duty with its cess and surcharge, plus the registration fee, comes to about 7.6 per cent of the value on which it is levied. Add GST on an under-construction purchase and the statutory block is close to 12.6 per cent of the consideration before a single project-specific charge is counted. A budget built on the basic price alone will be short, and it will be short by a predictable amount.

How To Read A Launch Price When It Comes

  • Ask which area the rate is applied to. Carpet area, built-up area and super built-up or saleable area produce very different rates for the identical apartment. Get the carpet area in figures, in writing, and compare only like with like.
  • Ask whether the quoted figure is basic or all-in, and ask for the exclusions listed rather than described. Floor rise, parking, the amenity charge and the statutory block are the usual absentees.
  • Compare against registered projects on the same corridor - ones that carry a registration number, a declared completion date and a statutory delay remedy. An unregistered project at the same number is not the same purchase, because the registered one carries obligations the unregistered one does not.
  • Treat a discount against a rate the developer set for itself as no evidence of value. The reference price and the discount come from the same place.
  • Where you can, check quoted rates against recorded transactions rather than against asking prices. Guidance values and registered sale deeds are public, and they usually tell a soberer story.
  • Price the timeline, not only the ticket. Rent paid during construction, interest paid during construction and the years between payment and possession are all real costs, and they are largest on a project that has not yet started.
  • Tie the payment plan to construction milestones rather than to calendar dates, so that money follows progress.

What To Demand In Writing

  • The Karnataka RERA project registration number, printed on the agreement.
  • The carpet area in figures, with the area basis named for every other area quoted alongside it.
  • The registered completion date.
  • A full itemised cost sheet listing every charge, and a separate list of what is excluded.
  • The escalation clause - whether the price can move at all, and on what trigger.
  • The cancellation and refund terms, with the deduction stated as a figure or a percentage.
  • The delay remedy, and what it pays.
  • Parking as an identified, allotted entitlement.
  • The name of the contracting party. This land is held by Ananthay Properties Private Limited, a subsidiary of Brigade Enterprises Limited, so check that the entity on the agreement is the one that owns the land.

The delay remedy deserves a sentence of its own. Until registration is granted there is no registered completion date for this land, and therefore no statutory compensation running against a missed one. That absence is the single most expensive difference between this project as it stands today and a registered project on the same road, and no price advantage would compensate for it, because there is no price to weigh it against.

The Registration Number You Will Be Shown

Search for this project's RERA number and something will come back. It is an agent-class registration - the kind granted to a brokerage so that it may sell property, not to a development. An agent number covers no land and no building, it belongs to the firm it was issued to, and it expires. That number is not this project's registration, and its existence says nothing at all about whether this land is registered. Do not accept it as proof, and treat a seller who offers it as though it were a project registration accordingly.

Search the project name, and search the promoter company Ananthay Properties Private Limited as well, since a registration would be granted to the company that holds the land rather than to the parent.
