What Is Established
Brigade Enterprises Limited disclosed to the stock exchanges that its subsidiary, Ananthay Properties Private Limited, acquired a 20.19-acre parcel on Whitefield-Hoskote Road, Bengaluru, in an outright purchase completed at ₹588.33 crore, announced on 21 July 2025 and following a definitive agreement of 3 January 2025. That is the whole site. The land is real, it is paid for, and it is held by a named company inside a listed group.
The development on it is described as carrying potential of about 4.2 million sq ft across residential, commercial and retail components, at a gross development value of about ₹5,200 crore. An earlier residential-only scheme for the same land was put at about 2.5 million sq ft and about ₹2,700 crore. Both sets of figures are development potential rather than committed area, and one has already been revised. Brigade's managing director guided the launch to Q3 FY27, October to December 2026, on the earnings call of 14 August 2026, advanced from Q4 FY27.
Brigade has published no project name for this land. "Brigade Granada" is the name it circulates under in the market, not the developer's own.
Why There Is No Amenity List Here
An amenity is a promise until three things happen to it. It is declared with a registration, so that it is on the public record with an area where an area applies. It appears on a sanctioned plan, so that it has a location and a size rather than a mention. And it is written into the agreement to sell, so that it is owed to you specifically. None of the three has happened for this land.
Facility counts, clubhouse sizes and open-ground percentages do circulate for this project. They come from third-party marketing pages, they disagree with one another, and none of them traces back to a filing. Publishing them here would turn marketing into specification, which is precisely the thing this page exists to avoid.
The one amenity-adjacent fact that is on the record is the composition of the scheme: the disclosure describes residential, commercial and retail components together. If the scheme is built as described, some everyday retail would sit on the same land as the homes. Even that is potential, not a commitment, and it carries no floor area, no tenancy mix and no date.
What Brigade Delivers Elsewhere
This section is the developer's pattern across its other Bengaluru schemes. It is a record, not a specification for this land.
Brigade has been building in Bengaluru since 1986, and its large residential projects follow a recognisable template. A clubhouse anchors the social life of the scheme, typically carrying a gymnasium, indoor games, a multipurpose or community hall and wellness rooms. A swimming pool sits with it or near it. The landscaped commons carry walking and jogging routes, outdoor courts, children's play areas and quieter seating pockets. Parking goes below ground or under a deck rather than across the site. Power backup, perimeter security, surveillance and a formal facility-management operator are standard rather than optional. On its larger mixed-use estates, Brigade tends to build retail and workspace and then run them through its own group companies rather than selling them on, which is why the retail in a Brigade estate is more often managed than let go.
None of that is committed on this land. No area, count or feature from another Brigade project transfers to this one, and if a particular facility matters to your decision, it has to come from this project's own documents when they exist.
What To Get Named In An Agreement
When a cost sheet and an agreement do appear, the amenity conversation moves from brochures to clauses. These are the items worth insisting on, and they are the same items whatever the project is eventually called.

Checking It Yourself
When a registration appears, the declared amenity schedule becomes part of the public record and can be read at rera.karnataka.gov.in. Two cautions are worth carrying into that search.
Search under the promoter company as well as under any project name. The land is held by Ananthay Properties Private Limited, and a registration would in all likelihood be granted to the company that holds it, so a buyer looking only under "Brigade" can miss it.
And know the difference between a project registration and an agent registration. An agent registration is granted to a broker so that they may sell property. It belongs to that brokerage, it covers no land and no building, and it expires. One such agent-class number is in circulation as though it were this project's registration. It is not, and it says nothing whatsoever about whether this land is registered. You can tell the class from the string itself: an agent registration carries /AG/ where a project registration carries /PR/. Ask for a project registration, check it on the register yourself, and treat anyone offering an /AG/ string as proof with the caution that deserves.
What Changes When Registration Is Granted
The launch is guided to October to December 2026, so this position may not hold for long. Under the Karnataka rules the project cannot be advertised or sold until registration is granted. If and when it is, a declared amenity schedule arrives with it, and this page will publish that schedule as declared, with areas where areas are declared and with the date it was read. Until that happens, the position is exactly as stated above.

What protections do I give up by committing to Brigade Granada before it is registered?
Most of the ones that matter. Without a registration there is no registered completion date, so there is no clock against which delay compensation can run. There are no registered carpet areas, so quoted sizes are not the enforceable basis. There is no requirement to ring-fence buyer collections in a dedicated project account, no registered plans or specifications that the developer would need your consent to change, no periodic reporting of progress to the Authority, and no prescribed form of agreement for sale. Money paid now sits outside that regime entirely.
