Brigade Granada Reviews

There are no resident reviews of Brigade Granada, and there cannot be. Nothing has been built, nothing has been sold, and the project known in the market as Brigade Granada has no Karnataka RERA registration as at 16 September 2026. What follows is an assessment of what a buyer would actually be deciding if they engaged with this project today, written from the small set of facts that are genuinely established and honest about the much larger set that is not. For buyer-fit reading, Brigade Gunjur is useful because the right project for an investor can still be wrong for an end user, and the review has to separate those cases.

The short version is this. The land is real and paid for. The developer is real, listed and experienced. The scheme exists in outline and Brigade has guided a launch. The registration does not exist yet, and until it does, almost every number circulating about this project comes from third-party marketing pages rather than from Brigade.

Both area figures are development potential, not committed area. The 4.2 million sq ft is what the site could carry across all three uses; the earlier 2.5 million sq ft described a residential-only scheme on the same land. Neither is a sanctioned build.

Everything that is not in that table is not established. There is no registered land area, no unit count, no tower count, no storey count, no completion date and no price.

The developer is the strongest part of the case

Brigade Enterprises Limited is a listed Bengaluru developer with close to four decades of building behind it and a portfolio that runs well past apartments into offices, malls and hotels. Its recent Bengaluru launches are registered, conventional and on the record, and it has been developing along the eastern arc of the city for years. The full profile is on the builder page.

Two things follow from that, and they pull in opposite directions. The reassuring one is that a company of this size does not walk away from a parcel it paid ₹588.33 crore for, and it has registered and launched four Karnataka projects during 2026 alone. The uncomfortable one is that the same company has not registered this one, twenty months after signing for it.

What the missing registration actually costs a buyer

This is the part most pages skip, so it is worth being concrete. Karnataka RERA registration is not paperwork. It is the mechanism that converts a developer's promises into obligations a buyer can enforce.

Without a registration, all of the following are absent:

  • No lawful sale. A promoter cannot advertise, market, book, sell or offer for sale apartments in a project that requires registration until registration is granted. Any money collected for this project before that point sits outside the regime entirely.
  • No registered completion date. Delay compensation runs from a date recorded on the registration. With no registration there is no such date, so there is no compensation clock and nothing to be late against.
  • No registered areas. Carpet area is the registered and enforceable basis for what you buy. Sizes quoted on marketing pages are not that.
  • No dedicated project account. The requirement to ring-fence the bulk of buyer collections for construction of that specific project attaches to a registered project.
  • No registered plans or specifications. There is nothing on record that the developer would need your consent to change.
  • No periodic reporting. Registered projects report progress to the Authority. An unregistered one reports to nobody.
  • No prescribed agreement. The statutory form of the agreement for sale, with its balance of rights, does not apply.

None of that is a prediction about Brigade. It is simply what the absence of registration means, and it applies to any unregistered project regardless of who is behind it.

The gap, stated plainly

The definitive agreement was signed on 3 January 2025 and the purchase completed on 21 July 2025. As at 16 September 2026 that is roughly twenty months from agreement and roughly fourteen months from completion, with no registration granted and no application visible on the register.

There are several ordinary reasons a large mixed-use scheme takes this long, from planning sanction to clearance sequencing to the developer simply choosing its launch window. We do not know which applies here and will not guess. What matters for a buyer is the fact rather than the reason: the protections above are not available yet, and the only date that matters is the day the registration appears.

Brigade has guided a launch to the October to December 2026 window, stated by its managing director on the earnings call of 14 August 2026 and brought forward from the quarter after. So this position may change quickly. Treat every statement on this page as dated to 16 September 2026 and check the register again on the day you act.

How that looks against registered projects on the same corridor

The clearest way to see what registration gives you is to put this project beside neighbours that have it.

Read the last column rather than the first. Every registered project on that list can tell a buyer how many homes it contains, how tall it is, how big each apartment is and when it must be handed over, because it had to file all of it. This project cannot tell you any of those things yet.

Those registered launches were quoting roughly ₹9,500 to ₹13,500 per sq ft across the corridor through 2026. Those are market quotes for those projects, not filed figures, and they are included only so that a reader has a sense of the neighbourhood. No comparable figure is published here for Brigade Granada, because no cost sheet for it exists. Brigade's own registered launch on the eastern arc and the wider Budigere Cross set are the fairest reference points.

The registration number that is circulating is not this project's

A registration string containing the segment /AG/ is passed around as though it were this project's RERA number. It is not, and the class marker gives it away. In Karnataka, /AG/ marks an estate agent registration, which is a licence held by a broker to sell property. A project registration carries /PR/ instead. The particular string circulating here belongs to a brokerage, and it lapsed years ago.

Do not accept it, do not let it be quoted to you as this project's number, and do not treat the existence of a number as evidence of registration. The only check that counts is looking the project up yourself on rera.karnataka.gov.in.

The name is not settled either

Brigade has not published a project name for this land. Brigade Granada is the name that has circulated in the market and it is the name this site is indexed under, but the developer refers to the scheme by its location. It may launch under a different name entirely, and a buyer should not assume that a marketing page using the name has any connection to Brigade.

Due diligence to do before you engage

  1. Search rera.karnataka.gov.in yourself, and search under Ananthay Properties Private Limited as well as Brigade, because a registration would most likely be granted to the entity that owns the land rather than to the parent.
  2. Check that any number you are shown is a project registration and not an agent registration.
  3. Ask which legal entity would receive your money, and under what document.
  4. Ask for the sanctioned plan and approval references. A registration quotes them; nothing else reliably does.
  5. Do not pay a booking amount, token or expression-of-interest amount before registration is granted. There is no protected route for money paid now.
  6. Get the area basis in writing. Carpet area is the basis that is registered and enforceable.
  7. Compare like for like against registered stock on the same corridor, including completed Brigade product, which can be inspected today.
  8. Re-check everything on the day you act. This page states the position as at 16 September 2026, and the developer has guided a launch inside the following quarter.

The verdict

The honest assessment is that there is nothing wrong with this land, this developer or this scheme, and there is nothing yet to buy. A buyer engaging today would be committing to a project with no registered size, no registered plan, no registered handover date and no published price, backed by a developer with a good record and a real balance sheet. That is a judgement about risk appetite, not a judgement about quality, and it is one only you can make.

The single thing that would change this assessment is the registration. When it appears, the unit count, the storey count, the areas, the completion date and the approvals all become matters of record instead of matters of marketing. Until then, the most useful thing this page can tell you is which is which.
